House Expectations

We keep things simple and clear. If you're

going to live here, you're expected to:

• Keep your personal space and common areas tidy

• Refrain from smoking or drinking on the property

• Respect your housemates - no loud music, aggressive behavior, or drama

• Honor guest limits - short visits are

welcome, but no live-in guests (max 72 hours)

• Be consistent with your rent and communication

This is a grown man's space - and we all do our part to keep it peaceful and running smoothly.

Every tenant gets

  • A fully furnished private or shared room

  • A quiet, no-drama atmosphere with clear expectations and mutual respect.

• High-speed Wi-Fi and all utilities included

• Access to shared spaces like kitchen, bathroom, and living areaskitchen, bathroom, and living areas

Deposit & Refunds

  • Your first month's rent acts as your

security deposit

  • 50% is refundable upon move-out if there's no damage

  • The remaining 50% covers cleaning and basic turnover

  • In the case of damage or excessive wear, your full deposit may be used for repairs

We keep everything up front, so there are no surprises later.
